Susan’s guide to selling property on the Llyn Peninsula

 

Selling your home can be stressful so it is important to choose an agent you can trust and who will make this process as smooth and stress free as possible. The aim at Susan Jones Properties is to offer a personalised service to fit your individual requirements.

VALUATION
If you are selling, you will require a realistic idea of what you home is worth.  The asking price can always be tested at a higher figure, but our aim is to give you an honest valuation based on fact and in-depth knowledge of Gwynedd and beyond. In the meantime, here are a few guidelines which we hope will assist:

 

 

PREPARING TO SELL 
The asking price will be discussed and agreed with you at instruction i.e. when you are ready to sell.  We will ensure that your sales details highlight the vitally important aspects of your property and ensure that your home is shown to its best possible advantage with the aid of photographs.  We can also offer home staging and a cleaning service if desired.  Our job is to help you to sell your property for the best possible price.

Your property will require a valid Energy Performance Certificate (EPC) although there are exceptions - for example, listed buildings.

MARKETING
An individual action and marketing plan will be created and once you have approved our particulars of your home, you will then be in a position to receive prospective buyers.  Appointments to view your property are arranged by us and agreed by you.  Accompanied viewings are recommended because it is proven to be beneficial, but the choice is yours.  All viewings will be chased for constructive feedback and this will be discussed with you.

All properties are different and deserve to be treated as such, this is where your individual action/marketing plan comes alive.  Your property is now ready to market and a brief summary of what we can offer are as follows:

FOR SALES BOARD - This is the most simple and effective marketing tool, available 24 hours a day.

POTENTIAL BUYERS – Your property details will be given to suitable potential buyers via their prefered contact method, usually verbally, email or text. 

WEBSITES & SOCIAL MEDIA - Various websites and social media platforms are utilised by Susan Jones Properties to ensure that your property is advertised appropriately.


CONTACTING YOU ON PROGRESS 
We will agree with you how often and by which method you prefer to be updated on the progress of finding your property’s new owner. An example of the information provided will be; where your property has been displayed, how many website hits has been obtained, number of new buyers matched plus any other relevant information.
 
OFFERS  
Any offers we receive are promptly verbally notified and then followed up in writing. Each potential buyer will offer you a different amount depending on their financial circumstances and what they wish to do to the property. Our job is to get you the best possible price from them for your consideration and we will liaise with you until an accepted offer has been agreed.

AGREED SALE
At this point we ask you which solicitor or conveyancer that you’ve instructed and we can recommend local firms if required.  

We will confirm everything in writing to you, your buyer and the solicitors on either side with all the relevant information. The solicitors will then write to all parties and the buyer will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.

The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and the fixtures and fittings form must be completed at this stage.

The solicitors draw up the draft contract which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.

Once the draft contracts have been approved, they can be signed by both parties.


EXCHANGE OF CONTRACTS – Once the mortgage offer has been received and cleared funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

COMPLETION – The completion and your actual house move can take between 7 to 28 days depending on the buyers, sellers and their respective solicitors.
